Land Development Process
Land development frequently encounters unexpected challenges. United Residential, armed with comprehensive due diligence procedures and a comprehensive understanding of the entire process, is experienced in navigating these difficulties. This approach ensures that both landowners and stakeholders benefit from maximized returns.
The steps below outline the development entitlement procedure that takes place before finalizing the deal and beginning construction. The specific process for each project might differ based on the requirements of the site and often involves additional steps like re-zoning annexation, and similar actions.
Step 1
Contract Initiation
After United Residential and the landowner agree on a contract, we will initiate a feasibility study. This study involves our engineering consultants developing various layout plans for the property. United Residential will then propose to the governing body the layout that best utilizes the property’s potential for feedback in a Pre-Application Conference. Adjustments to the layout will be made if needed to address any issues raised by the jurisdiction. Through this procedure, United Residential aims to confirm the development potential of the property.
Step 2
Prepare Land Use Application
The engineering consultants, in collaboration with the United Residential team, will focus on collecting site-specific information. This data, combined with the property’s layout, forms the basis of the Land Use Application for development. Throughout this phase, various consultants will join the project, gathering diverse types of information. This may encompass a Boundary Survey, Topography and Traffic Study, Vicinity/Circulation Mapping, Existing Conditions Mapping, an initial plan for Utilities, Grading, Drainage, and Erosion Control, a Storm Water Report, and plans for Landscape, Mitigation, and Tree Preservation, along with a comprehensive Written Application Narrative.
Step 3
Land Use Application Complete
When the Land Use Application is received, the authority will assess the submitted materials to verify that all necessary documents are included for an appropriate review and approval process. During this phase, if the authority determines that more information is required, they will request additional details.
Step 4
Land Use Application Approval
After the Land Use Application is considered complete, the governing body will proceed with the process of approving the site, a stage referred to as the Preliminary Plat Approval. The nature of the project will dictate the specific steps involved in this process, which may encompass public hearings, an officer’s review, obtaining approval from the planning commission, and/or securing approval from the city council.
Step 5
Prepare Construction Drawings
The team of engineering consultants, in collaboration with United Residential, will be engaged in collecting data from the site. This data, combined with the proposed layout, constitutes the development application for the property, known as the Land Use Application.
Step 6
Construction Drawings Approval
The governing body will examine the Civil Engineering Plans and collaborate with our engineers to implement any required modifications. After the plans receive final approval, the jurisdiction will convene a meeting with the United Residential team, our engineering consultants, and our construction contractors to discuss the project’s timeline and procedures. Once this meeting is completed, construction can commence.
